Electrical Inspection Before Buying a House in Australia: What It Covers

A building inspection is not an electrical inspection. Know what is checked before you sign.

Quick answer: a pre-purchase electrical inspection is a visual and functional check by a licensed electrician of a property's switchboard, safety switches, smoke alarms, visible wiring, power points and lighting before you buy. It is different from a general building inspection, which may only note obvious electrical issues. Use the report to budget for repairs or negotiate, and ask the electrician for a separate quote for any work found.

What is usually checked

  • Switchboard: age, condition, whether it uses old ceramic fuses and whether safety switches (RCDs) are fitted.
  • Safety switches: whether they are present on the right circuits and trip when tested.
  • Smoke alarms: presence, location, age and type against your state's rules.
  • Visible wiring: signs of old rubber or cloth insulated cabling, DIY work or damage, where accessible.
  • Power points and switches: cracked, scorched or loose fittings and outlets that do not work.
  • Roof space: where safe to access, visible cabling, downlight clearances and signs of rodent damage.

Inspectors can only report what they can see and safely access. Concealed wiring inside walls may not be fully assessed.

Warning signs in older homes

  • Old fuse boards with no safety switches.
  • Very old cabling, especially rubber insulated wiring.
  • Flickering lights, warm switches or burning smells.
  • Extensions or sheds wired in a way that looks amateur.

Any of these can mean a switchboard upgrade or partial rewire, which can be a significant cost.

How to use the report

  1. Ask the electrician to rank findings by safety risk.
  2. Get a written quote for any recommended work.
  3. Use urgent safety items in negotiation or as a condition of sale where your contract allows.
  4. Keep the report for future work on the property.

What it does not replace

It is not a compliance certificate for past work and not a guarantee that hidden wiring is sound. For a rental purchase, check landlord safety obligations in your state separately.

For electricians: quoting from an inspection

Inspection findings turn into quotes quickly when they are written down while the details are fresh. JSI lets you photograph the board and speak the findings, then build an itemised quote with each recommended item on its own line so the buyer can see what is urgent and what is optional.

Frequently asked questions

Is an electrical inspection included in a building inspection?

Usually only at a basic level. A general building inspector may flag obvious issues but a licensed electrician performs a more detailed electrical check.

What does a pre-purchase electrical inspection check?

The switchboard, safety switches, smoke alarms, visible wiring, power points, lighting and accessible roof space, within what can be safely seen and tested.

Can I use electrical problems to negotiate a house price?

Many buyers use inspection findings and repair quotes in negotiation. Speak to your conveyancer about what your contract allows.

Should I get an electrical inspection on an older house?

It is worth considering for older homes, where old switchboards, missing safety switches and aged wiring are more likely.
